sometimes u see i5 and i7 processors
that are with the exact same ghz
with the same exact core
but the i7 is faster
can someone explain to me why is this happening

Also, you can notice that between three processors, same generation, different model i3, i5, i7, Advanced Technologies, Platform Protection Technology, Max Temperature, Memory Specifications, Cache Memory, Embedded Options Available and Performance will change.

are you meaning what makes that difference is the cache, cpu socket, thread cores etc.

Yes, as you mentioned Cache, Thread Cores and technologies will change; if we talk about different generation of processors the socket will be deferent as well.
