MAX10 UFM read example

Im trying to use On-Chip Flash Intel FPGA IP in my 10M08 fpga. Im not using niether Nios nor any other IP.

I need read operations only, doing everything according to

But readdatavalid flag remains low... Does anyone have an example project for this particular case?

Here is an example of includes all UFM/CFM operations. For an addition, I added burst write operation. This is for 10M08SAU169C8G in Arrow's Max1000 demo board. Pinouts are:
