Extremely low speeds with Dual-band wireless AC8265 adapter on my Lenovo yoga notebook

My Wifi speed is around 100 mbps (dont have a gigabit router) and i get nearly that speed on my mac. But on my windows 10 machine that is placed right next to it, the speeds are only in the 30 - 35 mbps range. I have tried all the settings recommended, but i am unable to figure out what is the problem here and finally turning to this forum for help. I recently updated my driver as well to the 20.xx version, even that did not help. Any help would be appreciated.

In order for us to provide the most accurate assistance, we just wanted to confirm a few details about your system:

What is the specific model of the laptop?

What si the model of the Router?

Is this a new computer?

Was it working fine before?

Did you make any recent hardware/software changes?

The wireless card, did you purchased it separately or did it came installed in the computer?

When did the issue start?

Which Windows* 10 version are you using?

Did you check with your Internet service provider to make sure the Internet is working properly?

Does the problem happen at home or work environment?
