Help with motherboard development.

Hi everyone.

I am interested in exploring how to develop a motherboard for Intel processors, perhaps both on the server side as well as the gaming side. I am not really able to find any information or a place to start.  Is there some secret location where I can get pinout manuals, and motherboard development information?

If so can someone provide a link of where I can start learning about that?
