Slow file IO on Novell server

I have an application that does a lot of file access. When running the application on a Windows TN 4.0 work station and the files are located on a Windows TN 4.0 server, the applications runs fine.
But if the data files are moved to a Novel network server, then the file I is extremely slow.
An earlier release of my application was compiled with Watcom F77 compiler do not show the same behavior !
Any ideas ?
