I've updated all drivers and software - even tried older ones - top speed on the intel driver is 300M.
I plug in a RealTek AC wifi USB adapter into the same laptop sitting in the same place in my house and I get 800M.
WTH??

The maximum speed of AC3168 adapter is 433Mbps https://ark.intel.com/content/www/us/en/ark/products/94854/intel-dual-band-wireless-ac-3168.html So, to me it looks that the adapter works as specified.

Hello KB0001,
Although 802.11ac standard supports 433 Mbps maximum rate, these speeds are never achieved in the real world due to environmental factors. It also depends on the number of clients/devices connected to the Wi-Fi AP sharing bandwidth.
We recommend checking your system configuration:
- Is your driver up to date?
- If using 2.4 GHz band, use only channels 1, 6, or 11. If using the 5 GHz band, use channels 36, 40, 44, or 48.
